We Work Ground Most Companies Only Visit Once


Most of intown Atlanta runs on city sewer, so the septic work in this region happens out where the county lines start — Cherokee, Forsyth, Bartow, Pickens, Paulding, and the parts of Cobb still on well and septic. That ground isn’t forgiving. Piedmont red clay drains slowly under the best conditions, and plenty of the systems out here were sized for houses built decades before anyone ran a modern percolation test.

Newer construction complicates it further. Cherokee and Forsyth counties have added subdivisions on land that was farmland or timber ten years ago, and some of those systems were engineered fast during a building boom. We’ve opened up more than a few that turned out undersized for the household actually using them.

None of that means every system out here has a problem. Most don’t. But it does mean a generic answer doesn’t hold up in this soil, and we’d rather look at your actual site than guess at it over the phone.

Every three to five years is standard guidance for most residential tanks, though household size, garbage disposal use, and tank size all shift that number. On Piedmont clay we also watch drain field performance as a signal — a field that’s struggling can sometimes point to a tank that’s overdue.

Slow drains throughout the house (not just one sink), a sour smell near the yard, unusually green or soggy grass over the drain field, and gurgling in the plumbing are the most common ones we hear about before a real problem shows up.

Wipes labeled “flushable,” grease, coffee grounds, and harsh chemical drain cleaners are the big ones. Bleach in particular kills off the bacteria your tank relies on to break down solids, so heavy or frequent use works against the system.

Most lenders and a lot of buyers will require one, especially on an older system. We can usually turn around a written report within a day or two of the visit, which matters when you’re working against a closing date.

Most residential pumping jobs run 30 to 60 minutes once we’ve located and uncovered the tank. Locating an unmarked tank on an older property can add time, which is worth knowing if you’re planning your day around the visit.
