General Septic System Questions
A septic system treats household wastewater on-site instead of sending it to a municipal sewer plant. Wastewater flows into a buried tank, where solids settle to the bottom and grease floats to the top, leaving relatively clear liquid in the middle. That liquid then flows out to a drain field, where it’s dispersed into the soil and filtered naturally before it ever reaches groundwater.
The tank is where solids settle out and bacteria break them down. The drain field, sometimes called a leach field, is where the treated liquid actually disperses into the soil. Problems with one don’t always mean problems with the other — a tank can be in great shape while the field underneath it is failing, and vice versa.
A well-maintained conventional system on decent soil can run 25 to 40 years. Drain fields on Piedmont clay tend toward the shorter end of that range unless they were sized generously to begin with, since slow-draining soil puts more strain on the field over time than sandier ground would.
Usually, yes. We start with the county’s on-site sewage records if they exist, then probe the yard based on where the plumbing exits the house. On older properties where records are thin, this can take longer than a routine pumping visit, so it’s worth mentioning when you schedule.
A distribution box, or D-box, sits between the tank and the drain field and splits the outgoing liquid evenly across the field’s trenches. If a D-box shifts or clogs, one trench can end up overloaded while others barely get used, which shortens the life of the whole field. Both. Plenty of older homes in Cherokee, Pickens, and Bartow counties have always run on well and septic, but a fair amount of newer construction out past the sewer lines does too — subdivisions built in the last decade in parts of Forsyth and Cherokee counties are on septic simply because they’re beyond where county sewer extends.
Septic Tank Pumping Questions
Every three to five years is the standard guidance most Georgia contractors work from, and it’s a reasonable default. But it’s a range, not a fixed number — a household of six with a garbage disposal will fill a tank faster than a couple who rarely cooks at home.
Tank size relative to household size is the biggest factor, followed by how much solid waste goes down the drain — garbage disposal use is a major one. Water usage matters too: a full house running multiple loads of laundry a day pushes more volume through the system than a lightly used vacation property, even with the same tank size.
We locate and uncover the tank lid, then pump out the contents through a hose into the truck’s holding tank. While we’re in there, we take a look at the baffles and the general condition of the tank walls, since that’s an easy window into problems that have nothing to do with pumping itself.
It depends mostly on tank size and how hard the tank is to access — a lid buried under two feet of soil costs more labor than one with a visible riser. We quote after seeing the specific site rather than guessing over the phone.
Legally and practically, no. Septic waste has to be transported and disposed of through a licensed hauler, and the tank itself can produce dangerous gases when opened. This isn’t a DIY job in Georgia or anywhere else.
It happens more than people expect, especially with homes that changed hands and nobody passed along the maintenance history. We’ll pump it and check the drain field’s condition at the same time, since a tank left that long can sometimes push solids into the field before it’s ever noticed.
Septic Inspection Questions
We check tank condition and sludge levels, the baffles, the distribution box, and how the drain field is handling flow. For real estate inspections, we also confirm the system matches county permit records where those exist.
The visit itself usually runs 45 minutes to an hour. We typically have the written report back to you or your agent within a day, sometimes the same afternoon if the schedule allows, since we know closing timelines don’t leave much room to wait.
We’d recommend it even if the seller isn’t requiring one. A septic system is one of the more expensive things to repair on a property, and an independent inspection before closing gives you real information to negotiate with instead of taking someone’s word for it.

No. An inspection evaluates an existing system’s current condition. A percolation, or “perc,” test measures how fast water moves through soil and is used to design a new system or size a replacement drain field — see the Installation section below for more on that.
Drain Field Questions
Standing water or unusually spongy ground over the field, a sour or sulfur smell outdoors, grass that’s noticeably greener over the field lines than the rest of the yard, and slow drains throughout the house that don’t clear up on their own.
Piedmont red clay drains far more slowly than sandy or loamy soil, so a field here has less margin for error to begin with. A tank that’s overdue for pumping and starts pushing solids into the field can clog clay soil pores fast, and once that happens the ground simply can’t absorb liquid the way it’s designed to.
It depends on what’s actually wrong. A shifted distribution box or a single clogged trench can often be repaired without touching the rest of the field. Widespread saturation across the whole field, especially on a clay lot with limited room for a new one, is a different situation and usually points toward replacement.
A targeted repair, like resetting a distribution box, can be a single-day job. A partial or full field replacement usually runs several days once you account for excavation, the new gravel and pipe, and letting disturbed soil settle before backfilling completes.
Grass is fine and actually helps by drawing up excess moisture. Trees and shrubs are a problem — roots seek out the moisture in a drain field and will grow into the pipes given enough time, which is a common cause of blockages we find on older properties.
Septic Maintenance Questions
Wipes marketed as flushable, feminine hygiene products, cooking grease, coffee grounds, and cat litter top the list. None of these break down the way toilet paper does, and they’re a leading cause of clogged inlet pipes and overloaded tanks.
Generally, no. A healthy tank already has the bacteria it needs to break down solids, and most additives on the market don’t meaningfully change that. Regular pumping on schedule does more for your system’s health than any additive we’ve come across.
Yes, more than most homeowners realize. A disposal sends food solids into the tank that would otherwise go in the trash, which fills the tank faster and can push more solid material toward the drain field over time. Heavy disposal use is one of the most common reasons we see a household need pumping closer to the three-year mark than the five.
Clay soil that’s already saturated from rain has less capacity to absorb the liquid coming from your drain field, which can cause slow drains or backups during and after heavy storms even on a system that’s otherwise healthy. This is a bigger factor here than it would be on sandier ground, and it’s worth knowing before you assume a rainy-week backup means something is broken.
Yes. Directing roof runoff onto the drain field adds extra water the soil has to absorb on top of what your household is already sending it, and on slow-draining clay that extra load shortens the field’s working life. Routing downspouts elsewhere is one of the simplest things a homeowner can do.
Septic System Installation Questions
It starts with a soil evaluation and percolation test, submitted to the county’s environmental health office for a permit. Once that’s approved, we design the system to match what the soil test showed, install the tank and drain field, and the county does a final inspection before the system is covered and approved for use.
A percolation test tells us how fast the soil absorbs water, and that number drives everything else. On Piedmont red clay, a passing perc rate often still calls for a larger drain field than the same house would need on loam or sand. When a lot fails a conventional perc test outright, which does happen on tight clay lots, an engineered alternative system is usually the path forward.
Permitting through the county environmental health office is usually the longest part, and timelines vary with how busy that office is. Once permitted, actual installation for a conventional system typically wraps in a few days; engineered alternative systems take longer due to the added components.
A conventional system relies entirely on gravity and soil absorption. An alternative, or engineered, system adds components like pumps, sand filters, or aerobic treatment units to handle sites where the soil, slope, or lot size wouldn’t support a conventional layout. We see more of these on tight or steeply sloped lots than on flat, open ones.
Soil condition is the biggest factor — a passing perc rate on decent soil costs less than a tight clay lot requiring an engineered system. Lot size, slope, distance from the house to a suitable drain field location, and site access for equipment all factor in too. We walk the lot before quoting rather than pricing off a phone description.
Grease Trap Questions
Most food service operations need cleaning every one to three months, though volume matters a lot — a busy fryer-heavy kitchen fills a trap faster than a coffee shop. Local code often sets a minimum cleaning frequency regardless of how full the trap looks, so we schedule commercial accounts to stay ahead of that rather than waiting for a visual check.
Fats, oils, and grease (FOG) build up until the trap can no longer separate grease from wastewater, which sends it downstream into the plumbing or sewer connection. That’s exactly the kind of thing a health or code inspector flags, and repeated violations can put a food service permit at risk.
Most that prepare or cook food on-site do, whether they’re on a septic system or municipal sewer. Requirements and sizing vary by local jurisdiction, so we’d confirm the specifics for your address rather than assume.
They do the same basic job — separating FOG from wastewater — but a grease trap is typically a smaller unit installed indoors under a sink, while a grease interceptor is a larger unit, often buried outdoors, sized for higher-volume kitchens.
